Is The Money-Laundering Driven Real Estate "Boom" Ending ...

One by one all the money-laundering loopholes in a broke world are coming to an end.

First it was Swiss bank accounts, which for centuries guaranteed the depositors absolute secrecy, and as a result saw money inflows from all the wealthiest savers in the world, who felt truly safe their wealth (obtained by legal means or otherwise) would not be redistributed forcefully. In the ecosystem of finance, Switzerland was the depositor bank. Then 2008 happened, and starting with the US, shortly to be followed by every other insolvent country, demands were issued for a full list of people who had used Zurich and Geneva bank vaults to avoid the risk of asset taxation, capital controls and confiscation on their own native soil. The result was the end of the Swiss banking sector as the ultimate target of all global money laundering. In the ensuing power vacuum, others have sprung up to take its place, most notably Singapore, but its days as a tax-haven are numbered by how long it takes China to fall face first into a hard landing at which point no saving on the Pacific seaboard will be safe.

Now, it is the turn of real estate.

While hardly a secret, for decades the ultra-luxury housing segment in any country was the target not so much of local wealthy individuals and business, but foreigners, for whom the grass was always greener, and sought to put their money into "hard assets" abroad to save it from local confiscation. After all, it is far easier to be sued and prosecuted by your own government than a foreign one. Two very vivid examples are the most expensive house in Miami ever sold, which two months ago fetched a price of $47 million, which was purchased by "a Russian who bought the home in the name of a U.S.-based limited-liability company" and in the until recently a record $88 million paid for a 15 CPW penthouse for the daughter of Russian billionaire, Dmitry Rybolovlev (bought from Citi's Sandy "End TBTF" Weill). The record was topped at $90 million paid for a One57 duplex apartment paid by an unknown individual, almost certainly a foreigner.

The common theme here of course is that foreigners come to the US (or London, or Geneva, or Hong Kong) or any other wealthy megapolis with their almost always ill-gotten, and untaxed gains, spend the money indiscriminately on local real estate even as the local authorities look the other way because by lifting any offer, these foreigners, while laundering illegal money, are also keeping the all important housing market afloat thus perpetuing the illusion that the domestic economic is rising. Instead all that is happening is it is attracting illegal foreign capital flows.

The biggest beneficiary so fas has been the US, which in the past 2 years has seen not one but four housing markets develop, as we have showed before.

And while the lower-end segment has continued to implode (see Foreclosure Stuffing), it is the ultra-luxury part of US housing that has bootstrapped the housing market.

For now. Because if London is any indication, global ultra-luxury real estate market is the next "Swiss bank account."

What happened in London? The NYT explains:

At the request of the Athens government, the British financial authorities recently handed over a detailed list of about 400 Greek individuals who have bought and sold London properties since 2009.

The list, closely guarded, has not been publicly disclosed. But Greek officials are examining it to determine whether the people named ? who they say include prominent businessmen, bankers, shipping tycoons and professional athletes ? have deceived the tax authorities by understating their wealth.

?

?These people have money and they are known ? but it is not clear yet if they have violated any laws,? said Haris Theoharis, an official in the Greek Finance Ministry. Tax investigators have been examining the list to see whether there is any overlap between those who bought London properties and those already identified as being tax cheats.

What a broke Greece will find without a doubt, is that of the 400 Greeks who spent millions on London real estate, virtually none paid any taxes in previous years. Also, they most certainly declared zero offshore real estate. After all why should they: until this moment foreign real estate was the default mode of funneling capital into safe destinations.

Alas, as the Swiss banking SNAFU showed, in the New Normal, nothing can be taken for granted any more. First it is Greek demands for London real estate transparency. Next it will be Putin asking Geneva and Vienna to point out which Russian oligarchs bought real estate there, then Mariano Rajoy, as broke as Greece, will ask for a list of all Spaniards buying real estate in London and Geneva. Until finally, someone returns the favor to Uncle Sam, who was the first to blow up the myth of Swiss bank secrecy, and requests a list of all broke European buying real estate anywhere between New York to Los Angeles.

What happens then? Well, as we have been writing for months, for now the NAR, best known for misrepresenting the real state of the existing US housing market for years, has an open waiver for anti-money laundering regulation from none other than Uncle Sam. Because while it is one thing to blow up the biggest breadwinning industry in Switzerland to pad the tax bill and to spread class warfare, it is something totally different to represent to the world that ultra-luxury segment aside, which is merely an artifact of global money laundering, the US real estate housing emperor is as naked as he was 4 years ago.

As a reminder, here is where the NAR stands on the issue of its most generous clients possibly being some of the worst criminals known to man, courtesy of Elanus Capital:

Fascinating to note that the National Association of Realtors lobbied for and received a waiver from such regulation. That?s right, realtors actually went to the U.S. government and said: we want to be able to help foreign business oligarchs and other nefarious business people launder money through the real estate markets of the United States ? and prevailed.

"NAR supports continued efforts to combat money laundering and the financing of terrorism through the regulation of entities using a risk-based analysis. Any risk-based assessment would likely find very little risk of money laundering involving real estate agents or brokers. Regulations that would require real estate agents and brokers to adopt anti-money laundering programs may prove to be burdensome and unnecessary given the existing ML/TF regulations that already apply to United States financial institutions."

Hat?s off to the NAR ? that is some serious doublespeak. My translation: We?ll support you as long as we don?t have to support you.

Indeed it is. What the NAR is saying is that for now go ahead and lift every offer on every duplex and triplex off Central Park. Your money is absolutely safe with us... this instant. But the second a broke Europe comes demanding reparations for endorsing 4 more years of Obama (something that was already documented), for destroying the Swiss banking industry, and for keeping the EUR much higher than it would have been had it not been the Chairman's 5 easing episodes, all bets are off.

This means all European, Asian, and even local oligarchs may be sweating just a little bit, now that the winds have shifted, and suddenly what was considered safe and untouchable, has become fair game in the great "fairness" redistribution scheme that is the only game left in a broke and insolvent global town.

Leak reveals EU's plans for Large-Scale Surveillance of - kracktivist

A leaked document from the CleanIT project shows just how far internal discussions in that initiative have drifted away from its publicly stated aims, as well as the most fundamental legal rules that underpin European democracy and the rule of law.

The European Commission-funded CleanIT project claims that it wants to fight terrorism through voluntary self-regulatory measures that defends the rule of law.

The initial meetings of the initiative, with their directionless and ill-informed discussions about doing ?something? to solve unidentified online ?terrorist? problems were mainly attended by filtering companies, who saw an interesting business opportunity. Their work has paid off, with numerous proposals for filtering by companies and governments, proposals for liability in case sufficiently intrusive filtering is not used, and calls for increased funding by governments of new filtering technologies.

The leaked document contradicts a letter sent from CleanIT Coordinator But Klaasen to Dutch NGO Bits of Freedom in April of this year, which explained that the project would first identify problems before making policy proposals. The promise to defend the rule of law has been abandoned. There appears never to have been a plan to identify a specific problem to be solved ? instead the initiative has become little more than a protection racket (use filtering or be held liable for terrorist offences) for the online security industry.

The proposals urge Internet companies to ban unwelcome activity through their terms of service, but advise that these ?should not be very detailed?. This already widespread approach results, for example, in Microsoft (as a wholly typical example of current industry practice) having terms of service that would ban pictures of the always trouserless Donald Duck as potential pornography (?depicts nudity of any sort ? in non-human forms such as cartoons?). The leaked paper also contradicts the assertion in the letter that the project ?does not aim to restrict behaviour that is not forbidden by law? ? the whole point of prohibiting content in terms of service that is theoretically prohibited by law, is to permit extra-judicial vigilantism by private companies, otherwise the democratically justified law would be enough. Worse, the only way for a company to be sure of banning everything that is banned by law, is to use terms that are more broad, less well defined and less predictable than real law.

Moving still further into the realm of the absurd, the leaked document proposes the use of terms of service to remove content ?which is fully legal?? although this is up to the ?ethical or business? priorities of the company in question what they remove. In other words, if Donald Duck is displeasing to the police, they would welcome, but don?t explicitly demand, ISPs banning his behaviour in their terms of service. Cooperative ISPs would then be rewarded by being prioritised in state-funded calls for tender.

CleanIT (terrorism), financed by DG Home Affairs of the European Commission is duplicating much of the work of the CEO Coalition (child protection), which is financed by DG Communications Networks of the European Commission. Both are, independently and without coordination, developing policies on issues such as reporting buttons and flagging of possibly illegal material. Both CleanIT and the CEO Coalition are duplicating each other?s work on creating ?voluntary? rules for notification and removal of possibly illegal content and are jointly duplicating the evidence-based policy work being done by DG Internal Market of the European Commission, which recently completed a consultation on this subject. Both have also been discussing upload filtering, to monitor all content being put online by European citizens.

CleanIT wants binding engagements from internet companies to carry out surveillance, to block and to filter (albeit only at ?end user? ? meaning local network ? level). It wants a network of trusted online informants and, contrary to everything that they have ever said, they also want new, stricter legislation from Member States.

Unsurprisingly, in EDRi?s discussions with both law enforcement agencies and industry about CleanIT, the word that appears with most frequency is ?incompetence?.

The document linked below is distributed to participants on a ?need to know? basis ? we are sharing the document because citizens need to know what is being proposed.

Key measures being proposed:

  • Removal of any legislation preventing filtering/surveillance of employees? Internet connections
  • Law enforcement authorities should be able to have content removed ?without following the more labour-intensive and formal procedures for ?notice and action??
  • ?Knowingly? providing links to ?terrorist content? (the draft does not refer to content which has been ruled to be illegal by a court, but undefined ?terrorist content? in general) will be an offence ?just like? the terrorist
  • Legal underpinning of ?real name? rules to prevent anonymous use of online services
  • ISPs to be held liable for not making ?reasonable? efforts to use technological surveillance to identify (undefined) ?terrorist? use of the Internet
  • Companies providing end-user filtering systems and their customers should be liable for failing to report ?illegal? activity identified by the filter
  • Customers should also be held liable for ?knowingly? sending a report of content which is not illegal
  • Governments should use the helpfulness of ISPs as a criterion for awarding public contracts
  • The proposal on blocking lists contradict each other, on the one hand providing comprehensive details for each piece of illegal content and judicial references, but then saying that the owner can appeal (although if there was already a judicial ruling, the legal process would already have been at an end) and that filtering such be based on the ?output? of the proposed content regulation body, the ?European Advisory Foundation?
  • Blocking or ?warning? systems should be implemented by social media platforms ? somehow it will be both illegal to provide (undefined) ?Internet services? to ?terrorist persons? and legal to knowingly provide access to illegal content, while ?warning? the end-user that they are accessing illegal content
  • The anonymity of individuals reporting (possibly) illegal content must be preserved? yet their IP address must be logged to permit them to be prosecuted if it is suspected that they are reporting legal content deliberately and to permit reliable informants? reports to be processed more quickly
  • Companies should implement upload filters to monitor uploaded content to make sure that content that is removed ? or content that is similar to what is removed ? is not re-uploaded
  • It proposes that content should not be removed in all cases but ?blocked? (i.e. make inaccessible by the hosting provider ? not ?blocked? in the access provider sense) and, in other cases, left available online but with the domain name removed.

    USVI government completes payment of outstanding tax refunds


    ST THOMAS, USVI -- Acting Governor and Commissioner of Finance, Angel Dawson, said that the US Virgin Islands Department of Finance will complete the payment of all income tax refunds submitted for processing by the Bureau of Internal Revenue on Friday.

    "This is in keeping with promises that we made to aggressively pay outstanding income tax refunds upon closing the Series 2012 Working Capital Bonds," Dawson said.

    "We closed on the sale of these bonds in New York just two weeks ago and, working together with the Bureau of Internal Revenue, we have almost completed the payment of all pending income tax refunds," he continued.

    According to figures provided by Dawson, in Fiscal Year 2012 the Department of Finance has processed refund payments for tax years 2010 and prior totaling $38.2 million to approximately 15,500 taxpayers. For 2011, the latest tax year for which refunds are due, the Department of Finance will have processed payments totaling $56.8 million to approximately 23,500 taxpayers.

    Altogether, $95 million will have been paid to approximately 39,000 taxpayers in Fiscal Year 2012. Of this amount, $73.9 million was processed in just the last two weeks alone, representing payments to approximately 31,000 taxpayers.

    "This is a tremendous amount of money to hit the streets of our territory at one time. And we trust that it will help to stimulate our economy, as residents give a much needed boost to our local merchants," Dawson stated.

    He also emphasized that, in his role as Executive Director of the Public Finance Authority, "It is gratifying to see our ongoing efforts to work with the investment community result in the taxpayers of this territory being able to receive their much anticipated income tax refunds".

    Governor John de Jongh, who is presently off-island, commended Dawson, BIR director Claudette Watson-Anderson and their respective staffs for working diligently to ensure that all pending income tax refunds were processed and paid before the close of Fiscal Year 2012. He also echoed Dawson's hope that the almost $74 million of income tax refunds paid out in the last two weeks will greatly assist the territory's residents and businesses.

    De Jongh noted, however, that according to information received from the Bureau of Internal Revenue, over $30 million of income tax refunds paid in 2012 are attributable to tax credits, such as Earned Income and Childcare, that are contained in the US Internal Revenue Code.

    "While these are well-intentioned mechanisms utilized by the federal government to assist families, they amount to unfunded mandates under our Mirror Tax System", de Jongh said.

    Dawson also indicated that by Monday, all income tax refund checks processed by the Department of Finance will be in the mail and encouraged persons expecting a check to allow a reasonable period of time for delivery.

    Should a check not be received by the end of next week, Dawson encouraged taxpayers to first contact the Bureau of Internal Revenue, as there may be a specific reason that their income tax refund has not yet been processed and transmitted to the Department of Finance for payment.

    He also encouraged refund recipients to exercise caution as large amounts of cash circulating in the community become a tempting target for the criminal element.

    (AP) ? Joe Biden may just be the perfect pitchman for the senior vote.

    Seeing Medicare as a window to gain new support, President Barack Obama's campaign dispatched the vice president to two sprawling Florida retirement communities Friday, hoping a white-haired 69-year-old running mate will be able to stir enthusiasm among seniors in Democrat-rich South Florida and tip the scales for the state's 29 electoral votes.

    "It makes sense," says Charles Zeldon, a Nova Southeastern University expert on politics and voting. "He is one of them."

    Well, at least closer than Obama, a generation younger.

    That may give Biden an edge in helping the president chip into Republican Mitt Romney's lead among senior citizens, a key voting bloc not only in Florida but other battleground states such as Iowa and Ohio. The Democratic campaign doesn't expect to win the majority of seniors, but hopes that lowering Romney's totals could make the difference in close states.

    Biden has spent much of the campaign trying to shore up support among white, working class voters, another group where he has a more natural connection than Obama. He's aiming to use his same affable, plain-spoken style to persuade older voters to back Obama.

    He stopped by a local deli later Friday, where he greeted a man who informed him he had once shaken the hand of President Franklin D. Roosevelt.

    "I'm shaking a heckuva hand," Biden announced. The man identified himself to reporters as Seymour Maiman, 85, of Ft. Lauderdale.

    Biden hit all the expected notes before a crowd of about 850 at Century Village in Boca Raton, a popular campaign stop for Democrats. He spoke of Obama as a defender of popular entitlement programs like Medicare, and portrayed the plans of Mitt Romney and running mate Rep. Paul Ryan as harmful to seniors and their families.

    "What they don't tell you, what they really don't want to talk about, is how they'd fundamentally change Medicare," Biden said. "They'd turn it into a voucher program."

    When it comes to Medicare, the Republicans say the Democrats have it backward.

    Ryan, speaking to an AARP conference last week, declared, "The first step to a stronger Medicare is to repeal Obamacare because it represents the worst of both worlds. It weakens Medicare for today's seniors and puts it at risk for the next generation."

    "Who are you going to believe?" Biden asked on Friday after unleashing a barrage of criticism of Republican plans.

    Ryan's Medicare proposals have been a frequent target for Democrats, but Biden went further, saying a vote for the GOP would also lead to hundreds of dollars in tax increases on seniors' Social Security benefits.

    "They cannot possibly continue and add to the tax cuts for the super wealthy unless they eviscerate the rest of the budget," he said.

    Again, the Romney camp said, Biden had it exactly wrong.

    "Vice President Biden is using Social Security to fabricate the Obama campaign's latest false attacks," said spokesman Ryan Williams.

    Inside the Century Village clubhouse, a Democratic-friendly but sometimes cantankerous crowd didn't muffle any complaints. "We can't hear you!" some shouted when the volume was too low. "Sit down!" when their view was obstructed. And, at least once, "This music is awful!"

    But Biden was met with loud applause and beaming faces.

    "I'm a Joe fan! I'm a Joe fan!" said Judy Cloutier, 66, who came to hear Biden speak. "He's such a down-to-earth man. He's like salt of the earth."

    Dot Tillett, 67, said Biden was the right running mate for Obama, and a good choice to send to talk to seniors. "He's a perfect complement," she said. "He communicates well with people of all types. He's just that kind of guy."

    Dorothy Schayes, 87, was less enthusiastic about the vice president, calling him "a joke." But deeply behind Obama, she hoped others were paying attention to the Medicare debate, which she said spurred concern for her 16-year-old granddaughter.

    "I think there's trouble for her," she said. "So he needs another term."

    At the deli later, the vice president also made a detailed sales pitch to a customer who had questions about Obama's health care overhaul.

    "You will be able to get better health care than you get now in terms of cost for a lot less money," Biden told Steve Grossman, 39.

    Younger people also are being enlisted by the Democrats in going after the elderly. The Obama campaign announced a new e-card effort asking young supporters to send messages to their parents and grandparents telling them their Social Security and other benefits are at risk under Republican plans.

    Seniors, like people in most demographics, are largely decided on who they'll vote for in the election. So making sure supporters turn out at the polls is important for both campaigns. Nationally, the 65+ population votes at a higher rate than any other age group.

    Florida has a higher proportion of people 65 and older than any other state, and its total population of nearly 3.3 million seniors is second only to California. An estimated 68 percent of seniors in Florida voted in the 2008 presidential election.

    A national Associated Press-GfK poll earlier this month found 52 percent of seniors supported Romney compared to 41 percent for Obama. But Democrats have sought gains among seniors by criticizing Romney's plan for Medicare, and a Pew poll released last week showed older voters who rate Medicare as a very important issue supported Obama by a substantial margin.

    Zeldon said the resurgence of the Medicare issue has given an opportunity to Obama with older voters.

    "He sees them as a vulnerable population for the Republicans," Zeldon said. "When they raised the issue of Medicare, they gave the Democrats a gift, because it allows them to give their ideas about Medicare and it's an easier sell."

    A long, controversial investigation of a polar bear scientist has ended with his government employer saying it does not look like he engaged in any scientific misconduct.

    Charles Monnett is a wildlife researcher with the Bureau of Ocean Energy Management (BOEM), part of the Department of the Interior (DOI). He and a colleague, Jeffrey Gleason, wrote an influential 2006 report describing apparently drowned polar bears floating in the Arctic, which they saw during a routine aerial survey of whales.

    Those dead bears became a symbol of the threat of climate change and melting ice, and Al Gore mentioned them in his movie, An Inconvenient Truth.

    But the sightings were called into question in March of 2010, after officials with the DOI's Office of Inspector General received allegations of scientific misconduct.

    Monnett spent more than two years under investigation, and agents repeatedly asked him detailed questions about the dead-polar-bear paper.

    Cleared Of Misconduct

    The final report on that investigation was delivered to BOEM about three months ago. On Friday, the agency told Monnett that no action would be taken against him ? except for an official reprimand for an unrelated matter, the improper release of internal government documents back in 2007 and 2008.

    "We have confirmed that the [Inspector General's] findings do not support a conclusion that the individual scientists involved engaged in scientific misconduct," BOEM press secretary Theresa Eisenman said in a written statement.

    "Sound science is the foundation of BOEM's decision-making, and therefore we take the integrity of our scientists and the reliability of their analyses extremely seriously," the statement added.

    Jeff Ruch of Public Employees for Environmental Responsibility, which is providing legal representation for the scientists, said that when he spoke to Monnett on the phone about this outcome, the scientist was "a mixture of relieved and confused."

    "This is an anti-climatic and kind of wacky ending to all this," says Ruch.

    Ruch says the documents Monnett released were intended to reveal his agency's suppression of scientific concerns related to proposals for Arctic offshore drilling.

    "It takes a lot of nerve to reprimand someone for disclosing official improprieties," says Ruch. "But on the other hand, given that they've been investigating him for a long time, and this is all they can find, we're fairly relieved. It's almost like we've been waiting for the Sword of Damocles to drop and when it did, it turned out to be a butter knife."

    If you're a fan of the F1, McLaren's eternally intriguing masterpiece of design and engineering, your anticipation (and concern over the integrity of) the so-called "new F1" is likely probably short of obsessive... and if ever there were big shoes to fill in the so-called hypercar realm, they most certainly belong to McLaren's 20 year-old three-seater.

    When an expansively stretched silk lifted to reveal the F1's spiritual successor earlier today at the 2012 Paris Motor Show, the crowds gathered at the McLaren booth had no shortage of curves, scoops, and carbon fiber contours to lay their eyes on. Penned by designer Frank Stephenson and aerodynamically tweaked by Simon Lacey of Formula 1 racing fame, the P1 is a fascinating study in form, function, and sky's-the-limit design. Twin "nostrils" rise from the bonnet, expelling "dirty" air over the greenhouse and between the door-mounted engine intakes and the central snorkel for additional engine cooling; active right and left aero flaps, a la Pagani's Huayra, are hidden behind the chin spoiler; adjustable ride height, rumored to be switched hydraulically into three settings, enables ground-hugging proximity to pavement or a taller, more practical position; a rear spoiler lifts nearly a foot and changes its angle of attack to provide low drag, downforce, or air brake functionality. When it's traveling at track level speeds, the P1's bodywork is capable of producing a staggering 1,300 pounds of downforce-- like "a baby elephant sitting on the roof," according to McLaren chairman Ron Dennis.

    While the P1-- short for "Position One"-- appears to have the makings of the ultimate road going sports car, exactly how it compares against competition like Ferrari's "new" Enzo and Porsche's 918 Spyder remains to be seen. Though its rumored to have 600 horsepower per ton-- which might make it approach the magical 1,000 hp figure-- we won't know for certain until the production version of the P1 premieres at the 2013 Geneva Motor Show next March.     Cannabis withdrawal symptoms might have clinical importance

    ScienceDaily (Sep. 26, 2012) ? Cannabis users have a greater chance of relapse to cannabis use when they experience certain withdrawal symptoms, according to research published Sep. 26 in the open access journal PLOS ONE led by David Allsop of the National Cannabis Prevention and Information Centre (NCPIC) at the University of New South Wales.

    The authors tested a group of dependent cannabis users over a two week period of abstinence for impairment related to their withdrawal symptoms. Findings were correlated with the probability of relapse to cannabis use during the abstinence period, and the level of use one month later.

    They found that in more dependent users, certain withdrawal symptoms, such as physical tension, sleep problems, anxiety, depression, mood swings and loss of appetite, were more strongly associated with relapse than other symptoms, such as hot flashes, fatigue, or night sweats. Participants with greater dependence before the abstinence attempt reported more severe impairment from the withdrawal. Participants with greater impairment from cannabis withdrawal consumed more cannabis during the month following the abstinence attempt.

    If these results extend to treatment seeking cannabis users seeking treatment for withdrawal, the research may help improve counseling and treatment strategies for those looking for support.

    "Tailoring treatments to target withdrawal symptoms contributing to functional impairment during a quit attempt may improve treatment outcomes" says Allsop.

    ScienceDaily (Sep. 25, 2012) ? We've heard it time and time again: exercise is good for us. And it's not just good for physical health -- research shows that daily physical activity can also boost our mental health. But what actually accounts for the association between exercise and mental health?

    A new article in Clinical Psychological Science, a journal of the Association for Psychological Science, explores whether certain psychosocial factors may help to explain the benefits of daily physical activity for adolescents' mental health.

    Karin Monshouwer of the Trimbos Institute in the Netherlands and colleagues at Trimbos and VU University Medical Center specifically wanted to examine two existing explanations for the link between exercise and mental health. The self-image hypothesis suggests that physical activity has positive effects on body weight and body structure, leading to positive feedback from peers and improved self-image, and ultimately improving mental health. The social interaction hypothesis, on the other hand, holds that it's the social aspects of physical activity -- such as social relationships and mutual support among team members -- that contribute to the positive effects of exercise on mental health.

    Monshouwer and her colleagues surveyed over 7000 Dutch students, ages 11 to 16. The adolescents completed validated surveys aimed at assessing their physical activity, mental health problems, body weight perception, and participation in organized sports. The researchers also gathered data on the adolescents' age, gender, and socioeconomic status; whether they lived at home with their parents; and whether they lived in an urban area.

    The researchers found that adolescents who were physically inactive or who perceived their bodies as either "too fat" or "too thin" were at greater risk for both internalizing problems (e.g., depression, anxiety) and externalizing problems (e.g., aggression, substance abuse). Adolescents who participated in organized sports, on the other hand, were at lower risk for mental health problems.

    Confirming both the self-image hypothesis and the social interaction hypothesis, adolescents' body weight perception (i.e., "too heavy," "good," or "too thin") and sports club membership each partially accounted for the relationship between physical activity and mental health, even after taking adolescents' backgrounds into account.

    These results suggest that certain psychosocial factors -- body image and social interaction -- may help to explain at least part of the connection between physical activity and mental health. The researchers acknowledge, however, that other factors, such as the physiological effects of exercise, are probably also at work.

    "We think that these findings are important for policymakers and anyone who works in healthcare or prevention. Our findings indicate that physical activity may be one effective tool for the prevention of mental health problems in adolescence," says Monshouwer.

    Monshouwer and her colleagues hope that future studies will be able to examine similar questions while following participants over time. Such longitudinal studies could help researchers to understand how physical activity type and context might influence the relationship between exercise and mental health.
